Rooftop HVAC (RTU) Winterization Guide for GTA Property Managers
Rooftop season is coming. A focused RTU winterization prevents no-heat calls, keeps tenants comfortable, and lowers operating costs across Brampton, Mississauga, Toronto, Caledon, Oakville, and Bolton. Use this checklist to prep burners, economizers, belts, and controls before the first deep freeze.
Pre-Winter RTU Checklist (quick scan)
Power off/lockout, remove panels, visual inspection
Record model/serial, run hours, last maintenance date
Photograph nameplate and any wear or corrosion
Note alarms/fault history on the controller
1) Combustion & Safety
Inspect/clean burners; verify flame pattern and ignition.
Test flame sensor microamps and clean as needed.
Verify gas pressure (inlet & manifold) and bubble-test joints.
Inspect heat exchanger for cracks/hot spots.
Confirm limit/rollout safeties and proper venting.
Perform CO test at discharge as applicable.
2) Airflow, Belts & Bearings
Check filters (size, fit, condition); replace with correct MERV.
Inspect blower wheel for buildup; verify motor amps vs nameplate.
Check belts for cracks, glazing, and tension; inspect bearings and lube where serviceable.
Confirm temperature rise is within manufacturer spec.
3) Economizers & Ventilation (critical in winter)
Exercise dampers from closed → minimum → full open; verify actuator linkage.
Calibrate minimum position to meet code/IAQ without over-ventilating.
Verify enthalpy/CO₂ sensors read correctly; replace failed sensors.
Inspect hoods/bird screens; remove leaves/debris to prevent frost blockages.
Confirm mixed-air low-limit / freeze protection logic works.
4) Electrical & Controls
Inspect contactors/relays for pitting; test capacitors.
Tighten lugs; check for heat discoloration.
Confirm heating stages sequence correctly.
Review BMS or onboard schedules/setpoints for winter operation.
Clear all fault codes after resolving issues.
5) Drainage & Housekeeping
Clear condensate pans/traps (HE heat sections and DX coils).
Verify slopes and heat-trace where required.
Seal cabinet gaps; re-install panels and gaskets.
Document all readings and recommended repairs.
Maintenance Intervals that Work
Semi Annual PM for most commercial RTUs (Seasonal tune before winter & summer).
Monthly visual: filters, economizer movement, unusual noise or vibration.
Keep a simple logbook: date, tech, readings (gas pressure, temp rise, amps), actions, parts.
Repair vs. Replace (fast framework)
Repair if the unit is within life expectancy, heat exchanger is sound, and parts are readily available.
Replace/Plan when: repeated lockouts, cracked heat exchanger, major corrosion, or repairs approach 30–50% of replacement.
Consider upgrades: high-efficiency heat, ECM motors, economizer retrofit, and a maintenance plan to lock in reliability.
